Top Brisbane Suburbs Reviewed

Thinking about moving this year? As Brisbane roof specialists, we keep a tab on what's happening around Brisbane’s suburbs, so we thought we’d provide you with a list of some of the predicted top Brisbane suburbs for 2018.

Suburbs for Long-term Growth

According to RealEstate.com and CoreLogic, these suburbs are on the move for price increases over the next few months (good news for those who have property investments in these areas):

  • West End
  • Coopers Plains
  • Holland Park
  • Norman Park
  • Robertson

Top performing suburbs in 2017

Domain Group data picked the suburbs where the most growth was seen last year, with Teneriffe leading the pack! Known as Brisbane’s most expensive suburb, after becoming the first to break the $2 million median, data showed Teneriffe’s median price skyrocketed by 41% up to $2,685,000 in 2017.


Following Teneriffe was Auchenflowerwhich was likely popular with homeowner’s moving to the area because of it being close to sought-after schools and medical facilities. 


The suburb of Fig Tree Pocket wasn’t far behind, where the median house price increased by a whopping 26.6% over the year. Local agents noted this was because of the new Legacy Way link, the 4.6km tunnel which links the Western Freeway in Toowong and the Inner City Bypass at Kelvin Grove. Even though prices may have risen in Fig Tree Pocket, the suburb still offers exceptional value compared to its neighbour, Indooroopilly.


St. Lucia continues to be a top performing suburb and it doesn’t like it will slow down anytime soon, thanks to the proximity of the University of Queensland and the Ironside State School. Knowing this and the fact that it’s so close to the city means it will always command premium prices.

First Homeowners

Director of First Home Buyers Australia, Daniel Cohen, says ‘First-home buyers in Brisbane are in a better position than most capital cities in Australia, in terms of whereabouts they want to live and what type of property they want to live in, as looking for a new home in Brisbane there is more choice (92 suburbs) at a more affordable price’.


Springwood is one such suburb. The area has undergone a major face-lift and is located halfway between Brisbane and the Gold Coast. With a median house price of $475,000/or $395 Rent per week, it can be seen as one of the more affordable suburbs of Brisbane. The suburb still has developments going on (from local shops to community area), keeping the prices low.


Eight Mile Plains is also an affordable suburb for first home buyers. Located about 15kms from the CBD, the suburbs benefits from the proximity to Griffith University and Westfield Garden City.


Finally, Bowen Hills, is seen as a suburb to watch when it comes to affordability. It is occupied by predominantly apartment towers, so there’s plenty of choice for first home buyers who want to be close to Brisbane city and Fortitude Valley.
