All about Roof Replacements

Have you decided on getting your roof replaced or thinking to get your replaced? A roof replacement not only transforms your house or building structure’s appearance instantly, it’s the full solution that a restoration only fixes temporarily. In this post, we talk all about roof replacements - why you you’d need it, the kinds of roof replacement and what happens during a roof replacement.

Why would you get a new roof?

There are several reasons to get a new roof, however here are the main ones:

  • Your roof has reached the end of its life span - once inspected by our roofing experts, if they see it’s sustained severe damage or has patches of broken tiles that aren’t worth getting restored, it means your roof has reached the end of its life span.
  • When you have an increase in your energy bills - Brisbane’s warm climate can cause discomfort in your home especially during summer. This can result in overworking your HVAC units, leading to an increase in your energy bills. To minimise this, consider metal roof replacement that can help your home coziers. Metal roof come with reflective surfaces that can lessen the sun’s heat. This will keep you from relying so much on your cooling systems, leading to further energy savings.

Benefits of Roof Replacement

  • Safety:  Replacing your roof will protect the overall structure of a building. It decreases maintenances and help prevents serious and costly structural damage from moisture penetration.
  • Sound investment: A new roof helps to increase your property value and is of minimal cost compared to other building works. The new roof protects your building from moisture ingress and generally decreases maintenance on the entire building structure. A new roof and gutters can provide a dramatic makeover for the street appeal of a building.
  • Energy savings: When you install a new roof, it’s the perfect opportunity to put in new insulation too. Specified and installed correctly, a Foil Faced Roofing Blanket (Anti-condensation blanket) can provide significant thermal and acoustic benefits.
  • Insurance: Having a new roof makes it easier to claim to your insurance in the case of a severe storm such as a hail storm. Whereas an older roof is harder to claim for and is often rejected in similar weather circumstances.
  • New Look: As we mentioned at the beginning of this blog, a new roof instantly transforms your house or building structure’s appearance.

Metal Roof Replacement

Whether you are thinking of replacing a metal roof on a traditional home or a commercial high rise, Roo Roofing can replace the old roof using Colorbond, Zincalume, Galvanised or even Stainless Steel Roof Cladding Products.

Roo Roofing roof replacement includes installing the new roof and updating the foundations such as replacing any old rotten timber supporting battens. Or lifting old weather boards for the return of flashing in older home.

Tile Roof Replacement

Like metal roof replacements, the Roo Roofing team has specialists and tradesmen in all types of structures whether they be needed a top a residential home or an industrial building and also excel in replacing tile roofs. They can replace the old roof using Colorbond, Zincalume, Galvanised or Stainless Steel roof cladding products.

In some instances, older tile roofs aren’t restorable and in these situations they definitely need to be replaced. Often Roo Roofing supplying and installing a new Colorbond or Zincalume roof is the most economical way to resolve the problematic roof. If for whatever reason you decide that you want to reinstall a new tile roof Roo Roofing is able to offer that solution as well.

Asbestos Roof Replacement

If you find you have an asbestos roof, the best solution is to replace it. The Roo Roofing team can replace any type of asbestos roof such as but not limited to Super 6 Asbestos Roof, Corrugated Asbestos Roof or Shingle tile Asbestos Roof.

Roo Roofing removes the old asbestos roof safely and in compliance with OHS. An asbestos removal control plan is developed that includes a risk assessment and site evaluation. We take care of everything including any applications and notifications required for the safe removal of the asbestos.

Decramastic Roof / Pressed Metal Tile Roof Replacement

Decramastic and Pressed Metal tile roofs were fairly common in the 70’s and 80’s but time has generally not been friendly to this style of metal tile roof. They are very susceptible to denting from either hail or foot traffic and rarely repairable once dented. The most economical way to deal with a decramastic roof or pressed metal tile roof once looking tired, leaking or dented is to fully replace them using either Zincalume or Colorbond roofing products. Often on older homes with decramastic or pressed metal roofs there can be the original corrugated galvanised sheet metal roof still underneath that also will need to be removed in preparation for the new roof cladding.

How long does a roof replacement take?

Larger roofs with a variety of heights and angles will obviously take more time than smaller, less complicated roofs. The timeline is also largely guided by the condition of your roof. For example, if there’s extensive structural damage underneath the roof material, further repair work is needed - you shouldn’t put new tiles or metal sheets over core building damage because the new roof won’t be able to be structurally sound. The more work that needs to be done to get the structure of the building (residential home, heritage home, industrial/commercial building, etc.) the longer the project is likely to take. You may not be able to see structural damage at first glance, which is why a thorough roof inspection is needed.

What happens to your old roof?

We take away all the debri that results from your re-roofing project. Some materials (especially asbestos) need to disposed of properly. If you want to keep some old metal sheets to make diy projects or a tile or two for memorabilia (maybe, it was the roof that your grandparents installed on your old family home) this can be arranged. Let the roo roofing team know beforehand. Otherwise, you don’t need to worry about debris, we will make sure they are removed from your property and dispose of properly.

What happens if it rains during a roof replacement?

We will check the forecasts for a good time, but sometimes rain happens unexpectedly and it’s in your best interest to postpone work until the work can commence in dry conditions. In the meantime, your roof should be protected so that’s water tight. For parts that are exposed without tiles or metal sheets, a heavy tarp or other type of sheet covering will be used by our roofers to help to protect your home from the weather. We require an adequate window of clear weather to work safely and efficiently.

Roof Replacement Tips:

  • While we do our best to make sure your property and items are protected during a roof replacement, it helps to make sure to check for things that are easy to fall or slide of shelves and walls (e.g mirrors, painting, figurines, plates, etc.) and put them away in a safe place. The vibrations from construction of your new roof could cause damage, so we’d recommend that you put away at valuable items prior to the start date. The floor directly underneath the roof is the most susceptible.
  • Similar to your valuable inside, remove all items around the house at risk of being damaged by falling debris, such as patio and pool furniture, potted plants and gardening equipment. We are happy to help move these for you, let us know what is okay to touch and move.
  • Please do not loan the crew tools or equipment, our roofers arrive fully equipped for every job.
  • Usually you don’t have to move when a re-roofing project is underworks but many suggest it’s best to leave home during the project to avoid the noise.
  • Similarly, you don’t need to board your pets. But it should be considered, especially if you have skittish pets that react strangely to new people and unfamiliar noises.
