Roof Replacement vs Roof Repairs - Which is Cheaper?
The forecast for Queensland’s upcoming 2012/13 summer is set to be a mixture of extreme dryness and a number of potentially severe storms.
With such predicted extremes coming into play, you may want to assess whether or not your roof is in the best shape for withstanding potentially intense storms and dry humid days. If you’re uncertain of the condition of your roof, you can call in a professional to assess it for you.
But what should you do if it turns out your roof could do with a little TLC? Typically you’ll be looking at two options - either some roof repairs or a total roof replacement. Is one a more viable decision than the other? Is one more cost effective than the other? To help you gain an understanding of each, we’re going to look at both and tell you what each entails.
Roof repair and roof replacement
Identifying the difference between a roof repair and roof replacement are quite simplistic. Repairs only apply to the repair/restoration or replacement of select areas of a roof. For example, maybe a couple of tiles are cracked or have become loose and need replacing, or perhaps the sealant on some of the tiles has weakened and needs to be reapplied.
A roof replacement, on the other hand, is the act of entirely replacing your current roof with a brand new one. Usually a replacement will only occur in the most extreme of circumstances where there’s simply too many repairs to be made that a replacement would actually be a more efficient process.
What matters, however, is to keep in mind that even if your roof needs only a few minor repairs, it’s best to have them done as soon as possible. Because with the assistance of a severe storm or strong winds, that minor repair could then turn into a major repair. If that major repair is not acknowledged, then you could find yourself having to have a total replacement done.
Which is cheaper?
It would be a naturally logical assumption that a minor repair would cost less than that of a complete roof replacement, which is why we said it’s important to fix minor problems before they become major ones. Because if it does reach a point where your roof is so badly damaged that a replacement is more cost effective than a repair, then either way you will be spending quite a bit of money you would've otherwise saved by being active about maintaining your roof.
The cost of roof repairs and replacements naturally depend on the actual nature of your roof. Not just the current damage but the size of your roof, the pitch of your roof, how easily accessible it is, how many stories your home has, etc. In the end, securing your roof to withstand the elements is absolutely essential to protect yourself and those you love.
Just remember that if a professional spots a few areas of concern that can easily be repaired, get them fixed immediately. Also, if a roofing professional is saying a replacement is a better option than extensive repairs, it really is your best option. Keep an eye on your roof and if you feel anything isn’t right, call in the professionals.
