4 Signs You Need A Roof Replacement

Your roof protects your home and family from the elements. Over time, exposure to the weather can cause your roof to wear and deteriorate.

If your roof is looking tired and worn, then it may be time to consider getting it replaced. The best time to replace your roof depends on its age, and the quality of materials and craftsmanship.

There are some warning signs to look out for that may indicate you need a roof replacement. Here are just a few to get you thinking:

1. Sagging

One of the biggest things to look out for is sagging. If your roof is sagging this can be a sign of structural damage, weakness, weather damage, or inadequate bracing. If your roof is not structurally sound, then this can cause major issues for your home.

2. Leaks or Moisture

Is your roof leaking? This can be a sign of weather damage. Even a small leak can lead to mould and mildew building up in your home. Water damage can also cause your roof to rot, compromising its structural integrity.

To minimise this risk, it’s best to inspect your roof after heavy storms and keep an eye out for unexpected moisture in your home. Getting a leak fixed early will help to prevent further damage.

3. Deteriorating Flashing

If the flashing around your chimney or ventilation is deteriorating, cracked or loose, this can cause serious problems.

Flashing is installed to keep the water out of these important areas on your roof and won’t be able to if it's damaged.

If you have older flashing made from asphalt or tar, you should consider a roof replacement to install a metal flashing system that will seamlessly prevent leaks.

4. Ageing

Roofs can last a long time, but even they will show signs of wear and tear over the years.

Damage can occur from the weather, trees, moisture or pollution, and will show signs of this if you look. Cracked shingles or tiles, holes, bald spots, peeling paintwork and other visible damages to your roofing material can indicate that your roof is on the way out.

If your roof is showing any of these signs, it’s useful to get a roofing professional to have a look to determine what is best.
