The Perfect Time for a New Roof

Did you start the New Year with a bang? The glittering fireworks that brightened up our skies have already faded but that doesn’t mean that the initial spark and excitement doesn’t continue as we get into 2018. A new haircut; a new exercise regime; why not a new roof?

The roof is arguably the most important component of your home, after all it keeps water out and provides shelter from all the elements - the bright summer sun included. So as you get into the new year, it just might be time to see if your roof needs any fixing or replacing.

Is your roof’s 25th birthday approaching?

One of the definite signs that your roof needs a closer inspection is its age. Most roofs are built to last but that doesn’t make them immune to damage and wear and tear that happens over the years.

This new year, make sure to check your home’s papers to see if the roof is getting up there in years - it could be an indicator that leaks will soon spring up. If the roof was installed over another layer or several layers and it is older than 20 years, chances are you need a new roof.

The tiles are cracked or worse - missing!

Cracked tiles could indicate wind, hail or water damage, so be sure to take a closer look! If just a few tiles are cracked, you can just replace them. However, if the cracking isn’t just in one area and the tiles on the roof are randomly cracked throughout, you should start thinking about a new roof.

Is your roof covered with moss or algae?

This isn’t always a reason to panic, it may just be a cosmetic issue. But don’t try to power wash or scrape up the green stuff, this might chip away at the integrity of the tiles themselves, so make sure to call in the experts. 

Can you see through the cracks?

If light can creep through the cracks, the same goes for rain, cold or hot air, bugs etc. Check for light and also water stains in your roof cavity. It might not mean you need to replace the whole roof, but at least those cracks can be caught early and taken into consideration when remodelling the roof or planning some new updates to your roof.

The entire roof is sagging!

This is usually an indication of an even bigger problem and should be looked at asap! Structural issues don’t just mean there's a problems with your roof, it could also point to foundational issues. You might not be in danger just yet, but it’s the kind of thing that’s better to take care of sooner rather than later.
