5 Things That Could Affect Your Roof's Lifespan

You move into a new house with a new roof, your roof should last forever right? But there are things that could affect the lifespan of your roof. In this post, we share a few of these factors, and what you should watch for when it comes to your roof.

What they’re made of

Certainly, like with any object or thing, the lifespan is reliant on the quality of its make and the type of materials used. That’s because properties of your roofing react to the environment differently. Metal roofing stands as one of the most durable available and at Roo Roofing we can also help restore metal roofs or even replace them using Colorbond, Zincalume, Galvanised or even Stainless Steel roof cladding products.

Insufficient ventilation

Ventilation is about circulating air to keep it fresh and to reduce moisture levels. Most old houses have high levels of moisture. Ventilation increases energy efficiency during the summer and decreases moisture problems during the winter. The key is to avoid too much or too less ventilation. Roofs without proper ventilation are more vulnerable to all types of weather conditions, and will deteriorate faster.

Exposure to the elements

Heat can wear down any substance as time goes by. Hot sunny climates like we have here in Queensland are a contributing factor to shortened roof lifespans. Strong wings can also damage your roof, and create a bigger problem if rain seeps in and leaks through the ceiling or down the walls. Excessive hail damage can also shorten the lifespan of a roof.

Nearby Trees

Trees can fall on the roof due to wind or heavy rains. If the tree limb is also weakened by disease, it also doesn’t take much for it to snap. Inspect trees around your home and get a professional to remove any branches that could cause a problem (especially given running power lines around your roof). These same tees can also be the cause of build up of debris on the roof, especially in the valleys for example, near an extension, or chimney, Leaves and sticks can form a pile of mulch on your roof that remains constantly wet and damp underneath which could cause the roofing structure to deteriorate or rot.

Animals

While we all love animals, letting them make their homes in your roof doesn’t help your roof’s life span. Animals can cause a lot of damage to your roof. Possums, nesting birds, mice, rats and bats can all work at pulling apart your roof. Safely re-locate these creatures by calling up your local animal sanctuary.

We all want a roof that can provide shelter and protection forever, but as you can see above there are different factors that can affect a roof’s lifespan. Contact ustoday if you have any roofing concerns or would like to have a professional roof inspection, we are happy to help.
